The monthly change from February to March is a decrease of 0.6%.<span id="more-42515"></span></p>
<p>All regions in England and Wales experienced increases in their average property values over the last 12 months. The region with the highest annual price change is London with an increase of 13%. The region with the lowest annual price rise is Wales with a movement of 1.1%.</p>
<p>London and the North East experienced the greatest monthly rises with movements of 1.6%. The East Midlands is the region with the most significant monthly price fall with a movement of -2.1%.</p>
<p>The most up-to-date figures available show that during January 2010, the number of completed house sales in England and Wales rose by 30% to 34,171 from 26,208 in January 2009.</p>

This is the first positive annual house price change since May 2008.</p>
<p>The monthly change is 0.1 per cent, which is the eighth month in a row in which the monthly change has been above zero. This brings the average property value in England and Wales to £161,783.</p>
<p>Seven regions in England and Wales experienced increases in their average property values over the last12 months. The region with the highest annual price change is London with an increase of 6.1 per cent. The region with the most significant annual price fall was Wales with a movement of -2.5 per cent. Both the North East and the West Midlands experienced the greatest monthly rises with movements of 1.9 per cent.  Wales was the region with the most significant monthly price fall with a movement of -2 per cent.</p>
<p>The most up-to-date figures available show that during October 2009 the number of completed house sales in England and Wales rose by 34 per cent to 59,482 from 44,530 in October 2008.</p>
<p>Transaction volumes, while no longer falling at 2007 rates, remain relatively low.</p>

<p>The annual house price change stands at -0.3%. This is the seventh month in a row in which the annual rate of decline has decreased.   The average house price in England and Wales is now £161,554.<span id="more-33202"></span></p>
<p>4 regions in England and Wales experienced increases in their average property values over the last 12 months.   The region with the most significant annual price fall was Yorkshire &amp; The Humber with a movement of -4.7 per cent.   Wales experienced the greatest monthly rise with a movement of 2.9 per cent.  The West Midlands was the region with the most significant monthly price fall with a movement of -0.4 per cent.</p>
<p>The most up-to-date figures available show that during September 2009 the number of completed house sales in England and Wales rose by 30 per cent to 53,482 from 41,302 in September 2008. Transaction volumes, while no longer falling at 2007 rates, remain relatively low.</p>

The annual drop of 5.6 per cent, up from a low of minus 16.3 per cent in February, takes the average house price in England and Wales to £158,377.<span id="more-30685"></span></p>
<p>London experienced the greatest monthly price rise with a movement of 1.3 per cent. The average property price in the capital is now £314,954.</p>
<p>All regions experienced a decrease in their average property values over the last 12 months. The region with the most significant annual price fall was the North East with a movement of -8.2 per cent.<br />
Neath Port Talbot experienced the greatest annual price fall with a drop of 18.7 per cent.</p>
<p>The most up-to-date figures available show that during July 2009 the number of completed house sales in England and Wales rose by 9 per cent to 57,579 from 52,628 in July 2008. Monthly sales in England and Wales have risen steadily each month since January 2009 when they stood at 26,662.</p>

			<content:encoded><![CDATA[<p>Data through March 2008, released today by Standard &amp; Poor&#8217;s for its S&amp;P/Case-Shiller Home Price Indices shows continued broad based declines in the prices of existing single family homes across the United States, a trend that prevailed throughout 2007 and has continued into the first quarter of 2008.<span id="more-8592"></span></p>
<p>&#8220;The steep downturn in residential real estate continues,&#8221; says David M. Blitzer, Chairman of the Index committee at Standard &amp; Poor&#8217;s. &#8220;There are very few silver linings that one can see in the data. Most of the nation appears to remain on a downward path, with 19 of the 20 metro areas reporting annual declines, and six of those now at negative rates exceeding -20%. Looking closely at these returns, you can see that 15 of the metro areas are also reporting record lows, and eleven are in double digit decline, with Chicago being the latest metro area to join these ranks. The monthly data paints a similar picture, with 18 of the metro areas reporting at least seven consecutive months of negative returns. For the first time in as many months, we finally saw monthly price appreciation in two of the metro areas &#8212; Charlotte was up 0.2% in March over February, and Dallas was up 1.1%.&#8221;</p>
<p>Las Vegas remains the weakest market, reporting an annual decline of -25.9%, followed by Miami and Phoenix at -24.6% and -23.0%, respectively. Charlotte is the only market with appreciation over the past year, returning +0.8%. In March, half of the MSAs and both composites fell by more than 2% over February. Miami was the worst performer, returning -4.5%. Dallas and Charlotte were the only two MSAs to provide positive returns for the month. Overall, the markets that grew the most during the recent real estate boom are the ones that are leading the current decline.</p>
